Nuances of Negotiating Real Estate Commissions

There's absolutely lots involved with selling a home these days. This is especially the case when you're using an agent and want the home listed on a Multiple Listing Service. Whenever this is the case, you generally will have to pay a percentage to the real estate agent who listed the home as well as the agent that actually sells it...even if they are the same person. However, negotiating real estate commissions is possible and it can help you save lots of money in the long run.

A standard real estate commission for listing a home in MLS is 6%. This used to be unquestioned...there was rarely any negotiating real estate commissions. Within the past few years, however, its become more popular for those fees to be negotiated to some extent. This is a result of the intense competition which is going on and many realtors are more than willing to take a lower fee just to be able to list the home. If you would like to pay a lower fee then discuss it with your real estate agent immediately to see if they would be willing to negotiate with you. Having said that, you should be aware that the great majority of brokers have no interest in negotiating real estate commissions. That is why its best for both the buyer and seller to shop around for those real estate agents who are interested in negotiating real estate commissions.

Another way of avoiding some of the commissions that go along with selling real estate is by using a flat fee listing service. When you do this, you'll still be listed in the MLS but you'll not have to pay any fee to the selling agent. With a flat fee listing service you are paying a one-time flat fee...there is no negotiating and once your house is listed you are selling the home yourself...there is no selling agent. However, you wind up saving 3%-6% of the ultimate sale price.

In the current economic atmosphere, negotiating real estate commissions or using a flat fee listing service are the two best options in terms of selling your home and saving thousands of dollars.
